FCAS inspects all aspects of the property to ensure proper maintenance, enforce rules and regulations, identify capital improvements needed, meet necessary contractors on-site and inspect projects for accuracy.
FCAS will provide fully insured staff as required to complete maintenance requests. We work hard to employ qualified contractors who can complete tasks efficiently.
We provide an after-hours phone number to report emergency maintenance issues. This is not an answering service, but is answered by an FCAS staff member familiar with your community.
First Commercial prepares full financial reports for the Boards review monthly. We have an in-house CPA as well as an Accounts Receivable and Collection Specialist.
If you choose to use AppFolio, the First Commercial Accounting Department will assist in setting up Owner Portals, that will allow direct payments and the ability to submit service requests.
Through the online portal, Owners have access to their ledger for review at any time. If Dues change or Special Assessments are imposed, notifications are sent and Owners can monitor their account through their portal.
First Commercial knows your time is valuable. We are prepared to handle all preparation and coordination for regularly scheduled Board Meetings and Annual Meetings, including proxy preparation and distribution, ballot preparation and voting procedures.
FCAS will provide detailed monthly reports to the Boards at scheduled meetings and/or posted on the website allowing the greatest transparency. We also post important Owner documents on the private Owner section on the Association website. These include: board meeting agendas, minutes, resolutions and committee meeting reports.
We are fortunate to work with a local bank who is very familiar with Associations and willing to do financing for renovations. We would be happy to introduce you to lenders and present your financing requests to the bank for consideration.
FCAS prides itself in communications. Our Client Relations Manager is the first point of communications when someone calls or visits the office. Our CRM follows up on all issues to make sure they are resolved satisfactorily, and also tracks service requests that are submitted.
Our text blast system through AppFolio allows us the ability to instantly notify all Owners and Occupants of any important event or emergency.
We also offer a regular, personalized Community Newsletter that will be emailed and available on your community website.
As an added service, if the Association desires FCAS will develop a unique website for a one time set up fee. The customized website will contain Governing Documents, a Calendar of meetings, Owner Documents and Available Units for sale and for lease as well as other important information
